What do you actually want your storage facility to do for you next?

If you’ve thought about getting out, you’ve probably assumed the choice is list it with a broker or keep running it yourself.

There are more options than those two, and most owners never get told about them.

You don’t need to be ready to sell to be ready to understand your options.

No cost either way. I don’t cold call.

They’re different sizes, and I’d rather be straight with you about that up front.

Start here

The Straight-Talk Guide

A plain-English walk through the options actually available to you — including the ones that aren’t “list it with a broker.”

Free, and it costs you nothing but the asking. No phone call, no obligation, no follow-up pitch. I send it personally.

When you’re ready

An evaluation of your facility

What it’s actually worth. Written, and yours to keep.

This one is more involved. It takes a conversation — I can’t value it without some information from you.

To do it properly I need to know what the place takes in, what it costs to run, how full it is, what the unit mix looks like, and whether anything needs fixing. That means a real conversation, not a form.

  1. You call or text me and we set a time. I answer. Not an assistant.
  2. We talk for about 15 minutes. I’ll ask about income, occupancy, unit mix, expenses and anything needing repair — worth having those in front of you.
  3. Then I go away and do the work. This isn’t a number I can give you off the top of my head, and you shouldn’t trust anyone who does.
  4. I either send you the written evaluation, or we get back on the phone and go through it together. Whichever you’d rather.

If that’s more than you want right now, just ask for the guide. That’s a fine place to start and it costs you nothing.

I am not going to call you. I don’t cold call owners and I’m not going to start. If you want to talk, you reach out to me — and if you’d rather I emailed or texted than phoned, say so and that’s what I’ll do.

My name is Dave Torres. I taught elementary school for 32 years. When I decided I was done, I spent a full year getting ready before I ever turned in the paperwork.

Now I buy self-storage. Not as a broker — I’m not after a listing, and I’m not going to tie up your property and flip it to somebody else.

At the end of 2022 I had a facility in Aiken, South Carolina under contract. Five owners, every one of them in their late seventies or eighties. The place wasn’t even open. Trees growing up through the lot.

I couldn’t get it financed. That’s the truth of it.

So instead of walking away I assigned my contract to another owner in town so the closing still happened. I’d told those five people I would get them closed. They got closed, at the price I promised. I just wasn’t the one who ended up owning it.

That’s not the story a buyer usually leads with. I lead with it because it’s the one that matters. Anybody is easy to deal with when a deal is going well.

I’ll use what you give me to answer your request and nothing else. Asking for the guide does not obligate you to sell, to schedule anything, or to share your facility’s financial information.
